General Terms and Conditions

1. General
Bedlinen, towels and dish towels are available. You have to bring your own beach towels. In general, the owner does not supply detergents, soap and toilet paper. Supermarkets can be found everywhere on Tenerife and some of them are open on Sundays. The arrival (check in) time is as from 5:00 p.m. and check out time is at 10:00 a.m. If necessary, this can, of course, be negotiated with the owner.

2. Payment
The only method of payment is by banker's transfer. When booking with us, an advance payment has to be paid within the next 7 days. After expiration of the 7 days, the property can be let to another client. The outstanding payment has to be paid either 10 days before arrival or cash at the handover of the keys. We do not accept credit cards and cheques.

3. Contract formation
No contract is concluded by requesting the availability of a property. This request is not binding for both parties. Only when the owner has reported the property as available the client receives an email with the possibility to make a binding booking. The owner's approval is not yet a booking confirmation but rather a pre-reservation for the period of 2 days. The contract is concluded when the client confirms the booking online and the owner reconfirms the booking afterwards.

4. Cancellation policy
When the client cancels the contract, the following fees are agreed upon. We always recommend taking out a travel cancellation insurance.

The processing fee for a cancellation always amounts to 50 EUR.
As a previous agreement with the property's owner, another guest could be considered to replace the original guest under the same travel conditions.

4.a The customer has to prove that the landlord has incurred no or much lesser damages. This is to be around regularly when the subject for the same period and under the same conditions could be re-let.

5. Right of revocation
Due to legal requirements under the German Distance Selling Act (Fernabsatzgesetz) pursuant to § 312 b Para. 3 No. 6 BGB (German Civil Code) there exists no right of revocation for the booking of holiday apartments.

6. Duty to cooperate
The client is obliged to inform the owner immediately upon arrival about any potential defects on the property, so that the defects can be repaired. Subsequently filed complaints - especially after your departure - cannot be taken into consideration. The accommodation and furniture are to be handled with care. Any damage caused to the owner by property damage or loss must be compensated by the client. The property has to be retuned in good and clean condition when checking out. The client bears the risk for the use of the property. The same applies to the use of the premises and any existing pool.

7. Owner's obligations to property details
The owner is obliged to give true information about the property and to the best of his/her knowledge and belief. Furthermore, the owner is obliged to inform immediately about any circumstances that lead to an amendment of the property details. cannot be held liable for any misstatements that arise from the fact of a forgotten message by the owner. In this case, the owner is the only one who can be held liable.

8. Liability for information by
When inspecting the property by all details will be verified or personally issued by The details always refer to the date of the visit. We cannot be held liable for any misstatements if the circumstance that led to the amendment, took place after inspecting the property.

We are not liable for any effect on the rental property by force majeure, such as strike, war, earthquake, customary power and water shortages, storms or the Spanish way of life, as in the case of odours in the environment due to bad weather, or in the living area due to the domestic way of construction.
Additionally, we are not liable for any wooden doors or windows that are difficult to open or close, jam or the like. This can be the case during the winter months or after rainy days, as the wood can saturate during rain or high humidity. We point out that due to the domestic way of life not everything comes up to the habitual standard. We do not assume any liability. If use of the rental property is not possible due to force majeure and if there is no alternative property available, the liability is limited to a maximum of the outstanding balance agreed upon minus the expenses incurred.

9. Liability for misstatements by the owner does not assume liability for any property descriptions written by the owner. In this case, liability is solely assumed by the owner. The client has the right to ask for the owner's summonable address. In this case, the owner waives the right of objection. The disclaimer of liability applies to both the owner and the client. When the owner intentionally gives false information about the property, especially statements that make the property look better that it really is, is entitled to end the cooperation without previous notice and to delete all information from the data base.

10. Refund of advance payments
If a property is let twice at the same time or if the property cannot be let due to any other reason, the client has the right to receive a refund of the advance payment. Furthermore, the client has the right to claim the airline's cancellation costs. The flight cancellation has to be proven by appropriate documents. The plane fare will not be refunded when the client takes up the flight, for example in order to live in another apartment or house. The costs have to be borne by the owner. If the circumstance is caused by, we will assume the refund costs for the client.

11. Languages
You have the possibility to conclude the contract for your holiday property in German, Spanish and English.
